2-Room BTO Cannot Make Money? The Punggol Numbers Say Otherwise

Everyone says 2-room BTO cannot make money and is hard to sell. I live in Punggol, so I pulled the actual resale numbers. Per person, 2-room can out-profit a 5-room, and it sells faster than every other flat type in town.

Every time 2-room BTO comes up, I hear the same comment.

Cannot make money one lah. Small flat, nobody wants, hard to sell. I hear this a lot, usually from people who have never actually checked the numbers.

I live in Punggol, so let's use my own backyard as the test case. Pulled the actual HDB resale transactions and launch prices. The story does not hold up.

Per person, 2-room can actually out-earn a 5-room.

Let's start with the flat type everyone assumes is the safer bet, the 5-room. Say a 5-room BTO in Punggol cost around $400,000 at launch. Fast forward past MOP, it is now selling for around $800,000. Gross profit, $400,000.

Sounds great, until you remember most 5-room flats are bought by couples. Split that profit two ways, and each person walks away with $200,000.

Now look at 2-room. BTO launch prices for 2-room Flexi in Punggol, going by the actual HDB launch price lists for the Northshore precinct, started from around $84,000 and topped out around $145,000. Today those same flats in Punggol are transacting at an average of roughly $400,000.

One person, buying alone, walking away with around $285,000. Compare that to $200,000 per person on the 5-room. Per person, the 2-room actually did better.

Purchase price versus sale price, plain and simple. On this measure, 2-room is the more profitable flat type, not less.

But isn't it harder to sell?

This is the part people always bring up next. Fewer 2-room transactions means fewer buyers want it, right? Not quite. Here is what the past 12 months of Punggol resale data actually shows.

Yes, way fewer 2-room transactions and listings in absolute terms. But that is not because nobody wants to buy them. It is because far fewer 2-room units were ever built in the first place. Every BTO project mix skews toward 4-room and 5-room, 2-room Flexi is always the smallest slice of any launch.

The number that actually tells you whether something is hard to sell is how fast the current supply clears, current listings divided by monthly transaction pace. On that measure, 2-room clears the fastest of any flat type in Punggol, by a wide margin. Lower supply, but demand keeps pace with it, singles, downsizers, and investors chasing the lower entry price all competing for a smaller pool of units. 4-room and 5-room have way more stock sitting around and actually take longer to move.

So no, 2-room is not harder to sell. If anything, it is the tightest, most liquid segment in the whole town.

Two myths, both debunked with the actual numbers.

2-room is not the weaker investment. On a per-person basis it can outperform the bigger flats. And it is not sitting unsold either, it moves faster than anything else in Punggol. Numbers do not lie, common comments sometimes do.

So here is a question for you. If you are 35, single, and deciding between a resale flat or waiting out a BTO 2-room, what would you pick? You already know my answer, ha.

Why does 2-room BTO have fewer resale transactions in Punggol?

Fewer 2-room units were ever built. Every BTO project mix skews toward 4-room and 5-room flats, so 2-room Flexi is always the smallest slice of any launch. Lower transaction counts reflect smaller total stock, not weaker demand.

Is a 2-room flat harder to sell than a 4-room or 5-room flat?

No. Based on Punggol resale data, current 2-room listings represent about 2.0 months of supply at the current sales pace, compared to about 5.9 months for 4-room and 6.4 months for 5-room. 2-room flats clear faster than any other flat type in the town.
